When you’re a first-time home buyer, buying a home may be overwhelming and confusing. Sellers can use cover-up techniques to make their property look better than it really is (Think: covering up ruined hardwood floors with a rug). It’s important to do your research and not ignore hidden defects that will cost you more. Here are four tips to look for in your new home search:
1. Neighborhood. The first thing that determines the quality of life you will have in your new home is the neighborhood. If the commute to work is too long, it’s not your place. Look for a place that will help you and your family enjoy being around. If you have children, make sure your potential new home isn’t on a busy street and a park is nearby. You can always ask your neighbors-to-be what the community is like.
2. Amenities. Traveling a long distance back and forth from your job, to the grocery store and to the doctor’s office may cause a strain on your time and resources. If having a grocery store within five minutes of your new house is important, make sure you take that into consideration before viewing a house.
3. Costs. To maintain a healthy lifestyle, it’s important that your new house allows for natural light and ventilation. Ventilation and natural light keep bacteria and pests away, leaving you feeling fresh. A home staged for sale may look inviting with shiny floors and glossy finishes, but look closer. Ask when the air filters were replaced last. Ask when the furnace was replaced last. These minor details will help save you money in the long term.
4. Space. Make sure the space is what you consider livable. If you need three bedrooms, don’t settle for a two-bedroom house because it’s updated. Once you settle down and realize that the house doesn’t have enough space, you will realize that you made a mistake — and it’s too late to fix.
There are other things to consider as well: how much you can affordable and checking the quality of finishes.
